We received a cash offer, and were able to close within approximately three weeks time at a price that was within $5K of our asking price. That was definitely better than the first offer! This all took place at the beginning of the COVID19 pandemic. Tony kept a level head, and worked the sale as if there was no nationwide crisis going on in the background. His focus never wavered -- he wanted to get us the best deal possible no matter what the circumstances. Tony was a wonderful liaison between us and the title company, and did all the communicating that was necessary with the buyers and their agent. Considering the circumstances of this most recent sale, I give Tony all the credit for how smoothly all the events that took place up through the date which the closing occurred. The title company the buyer used was in another state, so we had documents to sign here; the buyers had documents to sign away from us, and all had to be FedEx'd to the title company for next day processing which was the actual closing date. The wire transfer of the money occurred in the evening that same day. It was amazing how masterfully everything happened for us during this real estate transaction thanks to Tony's assistance. This was the most unusual closing in the most unusual of circumstances, and Tony didn't miss a beat. I would trust him with the sale of any property, and I highly recommend him to anyone in need of a realtor to either buy or sell a home -- you will not be disappointed!! Even after closing, Tony has kept in touch, and reminded us to lock all keys (including the mailbox key which we almost forgot about) in the house saying he would get the lockbox key to the new owner. He reminded us to put in a change of address, to get the utilities, cable, power, lawn care, and pest control shutdown, and reminded us to cancel out homeowners insurance since my mother is now renting an apartment. I really feel that Tony goes above and beyond the call of duty while working with a family during a stressful time. I think he adopts all clients as new friends. He always treated us with kindness and respect! I am going to miss not having almost daily contact with him now that our home has been sold. Mr. Scaramouche came to us from experience with a previous home sale in Brevard county. In the initial walk-through he quickly understood the strong points for our home and also a known weakness(electrical panel which ended up having to be addressed prior to closing). Photos were ordered quickly(with excellent lighting) and in our case, outside overhead drone shots. But the photos weren't rushed, he waited for the right sunny day, which payed off. Considering the nature of our property, a Beachsider magazine article with full page photo was published with outstanding results. Tony came prepared with the market analysis on day one. He also provided us with good title company connection. An estimate of all charges via a preliminary settlement statement was provided up front(and ended up pretty close to the final figures). MLS listing and signs happened quickly. Offers were immediately presented with recommendations on each. Quick coordination on contracts and amendments(if needed). The online contract/amendment approval software he uses was very quick and convenient to use. An a open house event was planned but cancelled due to offers already received. The whole process happened very quickly. Within one week of the MLS listing we had a signed contract, with the inspection, appraisal, an amendment, completed repairs, and the real estate closing less than one month after the contract was signed(but this was an exceptional property, offered at the right price). All and all, Tony is very experienced and organized, with quick, thorough marketing and good communication(always in touch throughout the process).
